Fixed Rent Schemes
Northside Properties works with local authorities, and private companies that specialise in residential properties, to lease a property for 1 – 5 years. Some of the local authorities we work with are particularly looking to move their council tenants into the private sector and in some cases will consider a move out of their area.
At the end of the lease the property will be cleaned and redecorated to the same condition as the property was taken in its schedule of condition report at the beginning of the lease.
Types of property that are in demand will depend on the local authority but in general 1, 2 3, 4, and 5 bedroom properties, either as a house or flat, will be considered for this scheme.
The fixed rent scheme does require a decent home standard and well maintained property.

Tenancy Agreement. (Typically, 12 Months AST for a council lease)
Gas Safety Certificate
EICR Electrical Certificate
Energy Performance Certificate
Land Registry Title Deeds (Valid within Last Three Months)
Landlord Photo ID or Agency Agreement
BACS Details
Landlord Self Declaration Form
PAT Testing Certificate
Building Insurance
Mortgage Consent if not Buy to Let
Boiler and Central Heating Cover (British Gas Homecare or Equivalent) - Property Standards
If unfurnished minimum fridge freezer and cooker
Net curtains/new curtains as a minimum
Working Smoke alarm on each floor
Carbon Monoxide Detector in close proximity to boiler
Property must be structurally sound
Property must be cleaned to a professional standard prior to occupancy
Gas safety, Electrical safety and EPC certificate must be provided to tenants prior to moving in
- Landlord Responsibilities
Give the tenants your name and address/agent
Provide a signed Tenancy Agreement
Reasonable notice period of visits
Give legal notice if they want to evict tenants
Give the tenant an annual Gas Safety Certificate
Provide an Energy Performance Certificate
Insure the Property
Keep the property in repair and proper working order

Pay the rent in time
Give vacant possession at the end of the tenancy
Internal decoration (subject to the landlord’s permission)
Not to sublet
Not to misuse the Premises or cause nuisance
Report repairs in time
Not have pets without written permission
