Preparing Your Details

Having completed our Market Appraisal we will advise you with our opinion of the value of your property, our marketing strategy and our costs. Once we receive your signed agreement to market your property we will then proceed to prepare full sales details of your property. We will ensure that your home is shown to its best possible advantage with the aid of full colour photographs which will also be featured on our website.

Marketing Your Property

This is the key to a successful sale and in today's hi-tech world it is not surprising that technology plays a great part in implementing our marketing strategy. We use our own website and also the major property web portals to extensively market all properties. Purchasers are kept up-to-date with emails and texts informing them of all new properties.

An Energy Performance Certificate (EPC) is required by law when you buy, sell, build or rent a property. This must be obtained in order to start marketing the property. If you do not have an EPC we can arrange for this for you.

Arranging Viewings

Once you have seen and approved our particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by us, at a convenient time to suit all parties.

Offers

Any offers we receive are promptly verbally notified to you and then followed up in writing. Our sales team will negotiate between you and your prospective buyer in order to achieve the best price.

We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.

An Offer Has Been Agreed

Any offers will be relayed to you immediately and you will also be provided with weekly progress reports. Once a sale has been agreed we will act as the central liaison between you, your solicitor, the purchaser and their solicitor. Our professional negotiators will work with all parties to ensure that any problems are dealt with as they arise and that the sale progresses smoothly to an approved timetable.

Completion

Completion is when the residual monies, deducting the deposit amount, are transferred from the buyer's solicitor to your solicitor's account.

The money will then be transferred into your account. When this has cleared into your account, your solicitor will call you and will inform us to release the keys.

Congratulations, at this point your property is now sold!
